SHERIDAN MAIN STREET, INC. partnered with Ball State University’s Center for Historic Preservation to develop long-term facade and exterior rehabilitation recommendations for the historic buildings on Main Street. This multi-year effort produced building histories, condition assessments, and design plans tailored to each property.

 

The goal is simple: preserve the character that makes downtown Sheridan unique while supporting a vibrant, active Main Street.

Through the Facade Improvement Grant program, property owners gain access to:

 

  • Research on their building’s history

  • Guidance rooted in national preservation standards

  • Suggested repairs and phased improvement plans

  • Visual renderings based on historically appropriate restoration work

 

These recommendations help ensure that any improvements made today will protect Sheridan’s heritage for generations to come.

Project recommendations are based on best practices and preservation standards identified in the Sheridan Facade Design Report.

Examples of appropriate improvements include:

Storefront Restoration

Repairing or reconstructing historic storefront elements such as transom windows, display windows, and entryways.

Masonry Repair

Brick re-pointing, masonry cleaning, and the removal of inappropriate coverings or damaged materials.

Windows & Doors

Repairing original windows or replacing missing ones with historically appropriate designs.

Cornices & Decorative Features

Restoring brackets, cornices, lintels, and other architectural details that define the building’s character. cornice repair.

Awnings, Signage, & Lighting

Installing compatible awnings, building-mounted signage, and exterior lighting that enhances the structure without obscuring architectural features.

The recommendations in the facade booklet follow national preservation standards that guide Main Street revitalization and are structured around the Secretary of the Interior’s Standards for Rehabilitation.

Principles guide:

  • Appropriate vs. inappropriate alterations

  • Material compatibility

  • Avoiding “false historicism”

  • Retaining original features where possible

 

These standards help maintain the authenticity, architectural integrity, and long-term value of Sheridan’s historic downtown.

The SFIG application process is administered by the Town of Sheridan. Sheridan Main Street, Inc. supports the program but does not process applications.
